1. Acceptance of Terms
By accessing this website or making a booking with North Star Penthouse, you agree to these Terms of Use. If you do not agree, please do not use this site or book a stay.
2. About the Operator
North Star Penthouse is owned and operated by Wohnen LLC, a Colorado limited liability company, located at 122 W. Main Street #126, Aspen, CO 81611, holding City of Aspen Short-Term Rental Permit #096574 (Type STR-C) and Business License #096574. Day-to-day operations and the 24/7 local contact role are handled by MC Property Services. See our Operating Partners page for details.
3. Bookings, Deposits & Payments
All bookings are subject to availability and confirmation. A 30% deposit is charged at the time of booking. The remaining 70% balance is automatically charged to the same payment method on the balance due date specified in your booking confirmation. Payments are processed by Stripe. Colorado and City of Aspen lodging taxes are collected at checkout and remitted to the appropriate authorities.
4. Cancellation Policy
Specific cancellation terms are presented and confirmed at the time of booking. By completing a booking you agree to the cancellation policy disclosed at checkout.
5. Occupancy & House Rules
- Maximum occupancy: 6 guests, as set by City of Aspen permit. Exceeding this is a permit violation and grounds for immediate termination of the stay without refund.
- No parties or events.
- Quiet hours: Per the City of Aspen Noise Ordinance.
- Parking: One assigned space is included (located behind the condominium building). Additional vehicles must use public parking.
- Trash, recycling & compost: Containers must be stored indoors except between 6:00 AM and 6:00 PM on the scheduled pickup day (Mondays).
- Wildlife protection: Do not leave food in your car. Lock trash, doors, and windows. Keep grills clean.
- Smoking: No smoking inside the unit.
6. Damages & Liability
Guests are responsible for any damage to the property, fixtures, or contents caused by them or their guests during the stay, reasonable wear and tear excepted. Wohnen LLC reserves the right to charge the payment method on file for documented damages or cleaning beyond standard turnover.
7. Limitation of Liability
To the maximum extent permitted by law, Wohnen LLC, its property manager, cleaning vendor, and their respective officers, employees, and agents will not be liable for any indirect, incidental, special, or consequential damages arising out of your stay or use of this website. Total liability for any claim shall not exceed the amount you paid for the booking giving rise to the claim.
8. Indemnification
You agree to indemnify and hold harmless Wohnen LLC and its operating partners from any claims, losses, or expenses arising from your breach of these Terms or your conduct during the stay.
9. Governing Law & Venue
These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-law principles. Any dispute will be resolved exclusively in the state or federal courts located in Pitkin County, Colorado.
10. Changes
We may update these Terms from time to time. The "Last updated" date above reflects the most recent revision. Continued use of the site after changes constitutes acceptance.
